ST LOUIS COUNTY COURT UPDATE/COVID-19

The Presiding Judge in St Louis County has made a new Administrative Order that continues to suspend all sheriff executions until the Court is in Phase 2. (they are currently in phase 0 and have been for a while). I am attaching a copy of that order to this email.
Additionally, there’s been a lot in the news about advocating for tenant rights and we want to encourage our Landlords to start advocating for their rights by contacting Covid Hotline in St Louis County, contacting all other organizations that are claiming they have money to offer to tenants for rental assistance. We think it is important to get the landlord’s perspective out there, letting everyone know how these stay orders are affecting landlords. (i.e. threats of losing your property to foreclosure, inability to pay mortgage or real estate taxes, utilities threats of damage to your property if utilities are shut off because tenant hasn’t paid, threat of other damage to your property because of unruly tenants or drug/criminal activity in the property, tenants who you’ve already obtained a judgment in January or February who are still in property, still not paying and who have now incurred likely thousands of dollars more (not included in a judgment you already have) and any other detrimental positions you have been put in.
Finally, we are working with other attorneys in seeking alternative remedies/strategies for the landlords to be able to proceed with evictions. Any landlords that would be willing to participate and/or willing to contribute funds to the effort would be appreciated. I am attaching a list of organizations offering rental assistance for you to either give to your tenants if they will cooperate or for you to contact to see what you can get. However, please be cautious in cashing any 3rd party check to make sure no restrictions or conditions are put on said funds (ie acceptance of funds waives remaining balance owed if check does not pay the past due balance in full).
